Of course theatre certainly played an important role prior to emergence of cinema as a dominant art-form, and all those things you list are reasons why

Also, the theatre is pretty fucked now. I work in a theatre and I can tell you that it sustains itself by appealing almost primarily to a middle-class audience. It has essentially priced most ordinary people out. There's little chance for beginners who don't have cultural parents to learn about theatre by virtue of going to it.

That might not reflect it's MAXIMUM POSSIBLE ART LEVEL but it's an important thing to consider about why theatre lacks a societal impact these days compared to film and what probably, essentially, and basically dictates a lot of people's opinion about what is a higher art-level these days.
